Can the landlord increase the rent for improvements made on leased property?
Unless otherwise agreed in the contract, if the landlord makes improvements on the premises at any time during the term of the lease, you can raise rent in an amount equivalent to that resulting from applying to the amount invested the legal interest added three points, without the increase does not exceed 20% of the then current income.

In the case of partial subletting, the landlord is entitled to raise the rent by ten percent (10%) over that which was applicable at the time of the sublease. If it is total sublease or assignment of lease, the landlord can raise rent by twenty percent (20%).
